A full tear-off strips the old layers to the roof deck, then checks the sheathing for rot and sag. We replace damaged plywood or OSB, run the nail gun over loose boards, and haul the debris off in a dumpster.
From there we lay synthetic underlayment over ice-and-water shield at the eaves and valleys, then run drip edge, step flashing, and new ridge cap. Architectural shingles like GAF Timberline or Owens Corning Duration go down in staggered courses, then fasten to code.
The right assembly matters here. Salt air and bay humidity wick into felt and tar paper fast, so we spec CertainTeed Landmark or a comparable dimensional shingle, add ridge vents and soffit vents for attic ventilation, and seal every pipe boot and chimney flashing.
